(DIERSEN: If my wife and I were to list our home for sale, we would disclose to prospective buyers and to their home inspectors all our home’s defects and what was done to mitigate those defects including the following. The foundation’s footings cracked before the foundation walls were poured, so the builder put steel reinforcement in the walls and laid interior foundation drain tiles. Many lengthy cracks formed in the basement floor, so I sealed them. The home was built on the intersection of two subterranean drainage lines, so I properly connected those lines to the city storm sewer system. Those subterranean drainage lines create drainage easements, so I had those easements recorded. The subdivision lacks adequate storm water drainage, so I paid the builder $700 to directly connect all of the home’s seven downspouts to the city storm sewer system and I installed many storm water inlets and hundreds of feet of French drains.)
