— Torque Motor Suites bets $13M on Chicago’s garage condo market. Neyer Properties plans 30 luxury garage condos in Westmont, kicking off sales at a Hinsdale McLaren dealership.
https://therealdeal.com/chicago/2026/11/04/torque-motor-bets-13m-on-chicago-garage-condos/
(FROM THE ARTICLE: Torque Motor Suites is planning to enter Chicago’s budding “car condo” market and says it has the cash to rev up development. The company is set to put its plans in drive while others are stuck in neutral. Garage condos — essentially luxury housing that feature upscale garages for luxury cars — have seen a bit of interest in the Chicago area. Some have already been built: the first was the Autobahn Country Club near Joliet and Iron Gate Motor Condos in Naperville, but other recent efforts have stalled. Since 2024, proposals in Barrington, Lake Zurich and Kane County have been approved but haven’t seemingly progressed, according to the outlet. The key for Torque Motor is that it has the cash on hand to start the $12.5 million project. “We have the balance sheet to do it all and we’re ready to start,” Brad Albrecht, Torque’s director at parent company and commercial real estate developer Neyer Properties, told Crain’s. Torque Motor plans to build 30 garage condos and a clubhouse at 701 Oakmont Lane in Westmont. Construction should be getting underway next February, with the first units delivered by the end of 2027. Sales are set to begin Thursday at a McLaren dealership in nearby Hinsdale. Torque Motor told the outlet that they already have municipal approvals and zoning. Most garage condos aren’t simply places to show off luxury cars, they often have second story spaces for other activities. The garage condos, meant to showcase and work on high-end, collectible cars, start at $599,000 for a 30-by-40 foot garage. The larger units could be priced as high as $775,000. The company argues that the Chicago area is undersupplied in terms of garage condos. There are only seven garage condo complexes either built or proposed in the area. Miami has 17, Minneapolis 14 and there are 13 each in the Dallas and Denver areas.)
