High Point Investments in Aurora is petitioning for a zoning change for approximately 5 acres of land immediately west of Iron Gate Motor Plaza in northwest Naperville and immediately north of a wetland/retention area to build a facility for Sunbelt Rentals. The land was originally zoned commercial. But High Point had the land rezoned residential. But then High Point cancelled its proposed residential use of the land. Now, High Point wants the land rezoned back to commercial.
My wife and I recently received a “Notice of Public Meeting:” It is for a meeting on High Point’s rezoning petition and it is scheduled for 7PM on Tuesday, August 15, 2023 in the Naperville City Hall.
My wife and I recently sold for $235,000 our much smaller Iron Gate unit that we bought for $210,000 in December of 2020. With that $235,000 and with money that I recently inherited, we paid $565,000 for a much larger unit immediately east of the proposed Sunbelt facility. We did not learn of the proposed Sunbelt facility until after we committed to buy the unit. We now know that the proposed Sunbelt facility would substantially and adversely impact the value of our unit. It would ruin the view to the west of our unit.
Sunbelt stores outside and rents out very large construction equipment.
According to one objector, the view that the proposed Sunbelt facility would present would be “objectionable” and would “negatively impact the views of the most expensive west end garage units that Tom sold at a premium because of the great views” and “No amount of landscaping/fencing/screening can soften the views of extended boom lifts” and the proposed Sunbelt facility is “not consistent with the overall intent and cohesiveness of the entire Iron Gate concept.” He wants the land to be used for something that is “complementary and cohesive with the original plan.”
He has asked me and other unit owners to consider calling and/or emailing Naperville City Council members and/or speaking during the August 15 public meeting.
